Terms & Conditions

Welcome to Rolem Guest House. By making a reservation or staying at our property, you agree to the following terms and conditions.

Booking Confirmation

All bookings are subject to availability and confirmation of payment. Reservations may be made through our website, booking platforms, or directly with Rolem Guest House.

Payments

Payment may be required in full or as a deposit to confirm a reservation via immediate payment. Accepted payment methods may include EFT, online payments, or other secure payment platforms.

Check-in

Check-in time is between 14:00 and 22:00 on the day of arrival.

Guests arriving after 22:00 must notify Rolem Guest House in advance to arrange a late check-in. Late check-in is subject to availability.

Check-out

Check-out time is 10:00 on the day of departure unless otherwise arranged with management. Late check-outs may incur additional charges.

Cancellation Policy

Cancellations made within 24 hours of the booking date are non-refundable.

Bookings cancelled 48 hours before arrival may qualify for a refund or the option to move the booking to a future date, subject to availability.

Refunds may take 3–7 business days depending on the payment provider and will be processed using the same payment method and account used for the original payment.

Please note that any bank charges, payment gateway fees, or transfer costs associated with refunds or reversals will be deducted from the refund amount and will be for the customer’s account.

If a guest cancels, modifies the reservation, or does not arrive (no-show) within the non-refundable period, the total booking amount will be charged and no refund will be issued.

Loadshedding and Power Outages

Please note that loadshedding and power outages may occur. Rolem Guest House is equipped with solar backup power to assist during electricity interruptions.

However, temporary interruptions may still occur while the system transitions or during extended outages.

Municipal Water Supply

Rolem Guest House has a backup water supply from a borehole.

Although the borehole water is filtered and safe, guests are advised not to drink the borehole water directly. Drinking water is provided through the water dispensers, which supply properly filtered drinking water.

In the event of municipal water interruptions, shortages, or restrictions, temporary disruptions may occur.

Rolem Guest House is equipped with a backup water system to assist during such interruptions and to help maintain water availability for guests.

While every effort is made to ensure a continuous water supply, Rolem Guest House cannot be held responsible for municipal water supply interruptions or circumstances beyond our control.

WiFi and Television

WiFi services rely on internet network availability and electricity supply. During a power outage or network interruption, WiFi may temporarily be unavailable.

The television in the unit operates through internet streaming services such as Netflix and YouTube, which rely on the WiFi connection. If the internet service is interrupted, television services may also be temporarily unavailable.

Visitor Policy

Each unit accommodates a maximum of two registered guests.

Visitors are not permitted unless prior arrangements have been made with the owner or management.

No visitors are allowed after 22:00, unless there is only one registered guest staying in the room, in which case one visitor may be permitted with prior approval.

Rolem Guest House reserves the right to refuse entry to unauthorised visitors.

Guest Responsibility

Guests are responsible for maintaining the property in a clean and respectful condition during their stay.

Any damages to property, furniture, appliances, or equipment may result in additional charges.

Noise and Conduct

To ensure a comfortable environment for all guests and neighbours, excessive noise, parties, or disruptive behaviour are not permitted.

Failure to comply with house rules may result in termination of the stay without refund.

Personal Belongings

Rolem Guest House will not be held responsible for the loss, theft, or damage of personal belongings during a guest’s stay.

Guests are encouraged to secure their valuables at all times.

Changes to Terms

Rolem Guest House reserves the right to update or modify these terms and conditions at any time without prior notice.
